The most common roof defect is leaks. If the leaks are continuous and are gradually growing, be alert, your roof is weakening. Another sign of a weak roof is changing color and texture of the shingles. If the color of your roof is fading, it can be an indication of some problem, so inspect your roof properly and according take the necessary steps. The climatic conditions of the area is another big factor that determines the life of a roof.

While cleaning roof gutters, if you find large amount of debris, or asphalt particles around the roof, be aware that this can be a sign of roof deterioration.

Since the energy bills are increasing at a very fast rate, homeowners are becoming more careful. Everyone is now making every possible effort to reduce their electricity bills like by insulating their home, caulk the windows and setting the thermostat a little lower than normal.

But, it is important to know that a large amount of your home’s heat goes right through the roof. If your roof is failing, you can be sure your heating costs will increase. Replacing your roof will help to insulate your home, thereby reducing your heating expenses in the winter.

The life of a shingled roof can vary from 15 to 25 years depending on climate, shingle color, weight of the shingle, pitch of the roof, and on the attic ventilation arrangements.

It is always advisable to get at least three quotes from different roofing contractors so that you are able to compare them properly. Do consider the shingle type and warranties. Never take hasty decisions here as roof is one of the most vital part of your home and be aware that the cheapest bid is not always the best.
